When listing your property for sale, there are going to be many things that you need to check off of your list to ensure that you can compete with the competition and attract buyers. Hopefully, you have learned from previous housing bubbles and determined if it is a good time to sell, but either way, you are going to want to know the ins and outs of what buyers are looking for.  While you may have a pretty good idea of what buyers are attracted to, there are going to be a few things that would turn customers away from your property. Today, we are going to look at 4 of the biggest reasons potential buyers may be deterred from purchasing your property.

A Dirty Appearance

As a seller, you will be asking yourself “how do I go about selling my home quickly?”. The trick is to make the property as marketable as you can. One of the biggest mistakes people make when selling their homes is not keeping it clean at all times.

Dirt, messiness and unorganized rooms can be a huge turn off for many buyers as it will distract them from seeing the potential of the home. Ensure that you are cleaning regularly and making sure to do a quick deep clean anytime you are expecting a realtor or potential buyer to stop by.

Unbearable Odors

Nothing turns off buyers quite like bad odors. Pets, smoking, and trash can cause odors that will quickly turn buyers around as some smells can be hard to get rid of, especially in homes with carpet. If you have ever walked into a house and immediately smelled pet urine or faeces, you know exactly what we are talking about.

These smells can also give off the notion that the house is not well maintained. A quick tip would be to ask a friend to come over and give you their opinion. Chances are, if you have lived with it for a while, you may have gotten used to it. Do what you need to do to clean up the smell and even light candles to enhance the smell of the room during viewings.

Outdated Appliances/Architecture

When potential home buyers are looking at homes, most are looking for homes where they will not have to spend much money updating. Old appliances can be a really big breaking point for many as this adds immediate costs to the purchase or could cause major repairs in the future. New, updated appliances also show that the home was cared for and regularly maintained to a certain standard. This goes for decorative trims and architecture as well. Many older homes were blocked off by walls whereas many new homeowners are looking for a more modern, open concept design.

Personal Items

Last but not least, having personal items out can make it hard for people to really envision their own belongings in the space. Too many personal items can also make the house seem very sentimental to the owners, turning away potential buyers. Make sure to keep as little personal belongings in your home when you are wanting to show off your home.
